"Hey, it's a new home, so everything must have been done right!"


    
Not necessarily true! Many homebuyers of newly constructed homes are under this impression. To many times home builders rush their sub-contractors just to stay on schedule and in the process, purposefully or accidentally, overlook errors and poor workmanship.

"But my city has municipal inspectors and the home has to pass an inspection each step of the way right?"

    This is true, structural, plumbing, electrical, etc. is inspected and has to "PASS" before the next phase of the home can begin. However, we've all seen the horror stories on the news and in the papers about the homes that "passed" all the required inspections that now have significant problems just a short time down the road. The truth is, most of these inspectors (though they are often well qualified) have such a huge work load that they simply don't have enough hours in the day for the job they are expected to perform. 

    Let your builder know you will be having a third party inspect his work. Your inspection report will also serve as a "punch list" for the builder. Arrange to have your home inspected BEFORE you close! Your builder is more likely to have your full attention and to correct any items noted while your still holding the money!
