How does the home inspection process work?

•You contact me directly or have your realtor set up the inspection appointment. A termite inspection can also be arranged thru a third party if so desired.
 
•I'll send you an email with a link and directions on how to electronically sign your pre inspection agreement OR provide you with electronic copies of the agreement for review OR provide hard copies of the agreement on-site.
 
•We then meet at the inspection site as agreed. (If I'm not 15 minutes early, I'm late!) I understand if you cannot be present at the inspection if you are from out of town or have other extenuating circumstances but I HIGHLY RECOMMEND that you  be present for the ENTIRE inspection. This is a great time for you to express to me any questions or concerns you have about the property and a great time for me to educate you on any maintenance items and the functions of the home! Even with a clearly written and easy to read report, this "show and tell" time greatly helps you to understand the significance of any items noted in the report.

•Given the thoroughness of my inspections, a typical inspection takes 2-3 hours.

•I inspect the structure (foundation, grading/drainage, walls, ceilings, roof, attic, etc.), electrical, plumbing, HVAC (heating, cooling), appliances, and any optional items you want inspected (outbuildings, sprinkler system, pool, hot tub, central vac. system, septic, etc.)

•At the end of the inspection, I will answer any questions you may have and offer my opinion on any concerns as well. Payment is due at this time. I will also present you with a binder full of useful information about your new home and how to maintain it!

•Within 24 hours of the inspection (often the same day), I will email you a computer generated report complete with digital photos.
